Distance to Town:
Many of the available lots in Whitefish are a brief drive from town. However, if you are looking for more distance or personal space then finding a lot further from town might be a better option. Consider how much driving you are comfortable with for errands. Sometimes more affordable lots will have more difficult commutes.
Access to Internet/ Sewer/Water:
So you found the perfect lot, view and are prepared to build! But wait, before purchasing and building you should ensure your lot will have proper access to the internet, sewer and water. Your realtor can help you identify what issues might arise based on the location of the property.
Winter Access:
Remote land is great, however, if you plan on accessing it during the winter you might be in for a
harsh surprise. Private roads are not plowed by the state and thus you are responsible for winter
access. Be prepared to have plowing services or limited access during the winter months.
Easements and Surveying:
Your realtor can help you identify what easements might conflict with your building plans. This
includes road easements, building setbacks and other regulations which might change the
useability of your land.
Zoning and HOA:
Some lots will have restricted zoning for multi family homes, apartments or height limitations.
Additionally, if your land is in an HOA, the land might be restricted on the types of homes that
can be built.
Natural Hazards:
Check to verify what threats the land might pose to your home. If flooding or avalanche is a large
threat then you might want to reconsider the location of the house or parcel of land.
