What Makes a Property Luxury?

Are you unsure of how to distinguish a luxury home and see through a high price tag? Read below to learn if the luxury listing price is justified.

In the world we live in, everyone is calling their property or house ‘luxury’. However, sometimes this marketing title doesn’t live up to expectations. It is important for house buyers to understand what qualities of a home help justify a higher end price.

Location
Luxury homes are often defined by their location and the accessibility around it. For cities this means apartments in the nicest districts but for the Flathead Valley this means accessibility to ski resorts, lakes, golf courses and trailheads. If the location of the house is ideal, then the owners of the house can take advantage of having the lake or mountain to themselves, justifying a higher price.

Square Footage
Land is a commodity, and no one is building anymore of it. Thus, typically speaking the larger the square footage of a home, the more likely it is to be considered luxury. Additionally bedrooms, exercise, movie or pool rooms allow the owners of the house to differentiate their home on the market.

Materials used in Building
A durable and well built house can be a significant selling point. Luxury homes will be built using materials that will contribute to a beautiful aesthetic and provide longevity, reducing the need for frequent repairs. While these materials will vary across the nation and trends change over the years, the one thing that remains constant is the desire to have quality materials.

One of a Kind Design
Luxury homes have one of a kind house designs. Many neighborhoods have homes that are indistinguishable from each other. Thus, a luxury home should have a unique design that compliments the land and scenery.
